Commercial VCT
VCT scrub and recoat vs full stripping
The short answer
A deep scrub and recoat maintains suitable existing finish. Full stripping removes built-up or failing finish before a new traditional commercial floor finish, or a compatible alternative coating. Optimal offers both traditional finish care and RexPro V-Shield where manufacturer requirements and the actual VCT allow it.
At a glance
| Option | When to assess it | Preparation |
|---|---|---|
| Deep scrub and recoat | Sound, compatible existing finish | Deep scrub and prepare the remaining finish |
| Full strip + traditional finish | Built-up or failing finish | Strip, clean and prepare for commercial floor finish |
| Full strip + RexPro V-Shield | Compatible porous VCT and agreed maintenance plan | Full removal of previous treatments; clean, dry substrate; manufacturer requirements |
Start with the existing finish
Scrubbing and recoating is an option when the existing finish is sound and compatible with the next coat. Heavy buildup, contamination or failing layers can call for stripping. Inspect the tile, traffic lanes and product history before choosing.
Traditional finish and an alternative coating
A full strip can be followed by traditional commercial floor finish. RexPro V-Shield is a separate, multi-component silicon-ceramic option for compatible porous vinyl/VCT. It requires complete removal of wax, sealers, coatings and residues and a clean, dry substrate. It is not a universal coating for every floor.
Compare the complete maintenance plan
Discuss floor use, existing finish, access, furniture and equipment, downtime and future maintenance. Application and return-to-use guidance must follow the chosen finish or coating, current manufacturer instructions and site conditions. No single cure time or lifespan applies to every treatment.
