How Much Does Hardwood Screen and Recoat Cost in Cleveland?

The short answer

There is no single price that fits every Cleveland-area floor. Optimal Hard Surface Restoration quotes screen-and-recoat work after reviewing the area, existing finish, preparation, and access. We have not published a standard per-square-foot rate; a project assessment is needed for an accurate price.

What changes the price

Provide the approximate floor area and number of rooms, but include the condition too. A straightforward compatible recoat and a floor with several layers of polish are different scopes. Stairs, tight edges, furniture handling, repairs, and additional preparation should be identified in the proposal rather than assumed to be included.

Compare the same scope

Ask each provider to identify the preparation, finish system, number of coats, furniture responsibilities, and return-to-use instructions. Confirm whether wax or polish removal is included and what happens if the existing finish fails a compatibility check. A lower headline figure is not a useful comparison when the included work differs.

What an assessment costs

The existing Optimal consultation policy is free in-home consultations within a 20-minute drive of Broadview Heights, Ohio, and $50 outside that area. This is the consultation fee, not the restoration price. Appointment availability and the work proposal are confirmed separately.

Getting a useful estimate

For a home in Cleveland or a nearby Northeast Ohio community, send the city, approximate area, problem areas, and products previously used. Photos help us prepare questions. They do not establish finish compatibility or replace an on-site assessment when one is needed.
