Real Optimal work

What we address

## Dull finish, buildup or wear?

Dull finish, light surface scratches and traffic wear can hide the character of a sound wood floor. Wax or acrylic polish can also create a cloudy appearance. We distinguish removable buildup from finish wear before recommending hardwood restoration.

Choose a suitable treatment

## What a recoat can—and cannot—do.

A screen and recoat lightly abrades an existing compatible finish before a fresh polyurethane coat is applied. This is different from full sanding and restaining. Deep scratches, exposed wood, incompatible coatings and a desired color change require a separate assessment; cleaning or recoating cannot correct every kind of damage.

The considered approach

## Cleaning, buildup removal or a recoat?

### Hardwood floor cleaning

Cleaning addresses embedded soil and suitable residue. It does not repair deep scratches, expose new wood or change the stain color.

### Wax and polish removal

Qualifying wax or acrylic polish buildup needs a separate compatibility assessment before removal or hardwood floor recoating.

### Screen and recoat

Light abrasion prepares a sound, compatible existing finish before a new protective coat. This is finish renewal rather than sanding the floor to bare wood.

### Full sanding and refinishing

Hardwood floor refinishing by full sanding removes existing finish and works into the wood. Deep damage, exposed wood and stain-color changes may require that different scope. Optimal’s offered work here is cleaning, qualifying buildup removal and compatible recoating; confirm any sanding or restaining scope before planning it.

From assessment to aftercare

## A clear plan for the work.

1. Review the wood, existing finish, wear and previous cleaning products.
2. Clean and prepare the surface; assess any wax or polish contamination.
3. Lightly screen suitable finish and apply a compatible polyurethane recoat.
4. Explain the selected sheen, curing time and furniture-return guidance.

Service pricing is confirmed after reviewing area, preparation and condition. In-home consultations are free within a 20-minute drive of Broadview Heights, Ohio; $50 outside that area. Appointment times are arranged separately.

### Before the assessment

Before the assessment, share previous cleaners or polishes, areas of exposed wood and whether you want to change the floor color. Discuss furniture movement and treatment-specific curing guidance before the work is scheduled.

Before you decide

## Your questions. _Answered._

Is screen and recoat the same as sanding and refinishing?

No. Screen and recoat renews a compatible existing finish. Sanding removes finish and wood at a deeper level and may be needed for a color change or substantial damage. We assess which approach is appropriate before defining the work.

Can cleaning fix a cloudy hardwood floor?

It may help when the cloudiness is caused by residue or removable polish. If the finish itself is worn or damaged, cleaning alone may not restore its appearance. Tell us which products have been used.

How much does hardwood floor restoration cost?

Price depends on the area, finish compatibility, preparation and condition. Request an assessment for project pricing. In-home consultations are free within a 20-minute drive of Broadview Heights, Ohio; $50 outside that area; the restoration work is quoted separately.
